As an Airbnb host, the role of playing host can really take over your life. Some hosts love this, and it can add meaning to their life. For others, they are on call 24 hours a day. There’s always the potential that something could go very wrong.
You’ll have to play around with different options and see what works best for you.
Some hosts choose to limit their calendar to a certain time period, like one month or three months. For many of us, it is hard to plan more than a month ahead. It is possible to take a booking three months out and then have a drastic life shift that might cause the host to have to cancel, which causes the host to get a penalty from Airbnb.
There are lots of last minute bookings on Airbnb, so it is still profitable to only allow bookings for the same month. In fact, sometimes last minute bookings can achieve the highest prices since other accommodations may already be full.
I have proven pricing strategies that take many factors into consideration. I use these strategies and formulas to price all the Airbnb rentals I have available.
There are numerous ways to make a profit with Airbnb, including varying income and expenses. Booking calendars with specific booking windows can play into the role of income for Airbnb hosts.
